OOC - Since I see this posted all the time can you define a little better what "investor-friendly" means?
Title companies are supposed to be dis-interested (ie no one party's friend) charged with title issues and handling monies. They can only do what ALL principals to the escrow agree to.
About the only difference is that some work with commercial property since you've got more funds to manage (like leases and calculating those pro-rates).
@Steve Morris someone that’s accustomed to working with investors, and knows how to handle things other than standard transactions...things such as assignments, subject-to, etc.
