Best Rental Opportunities in the DMV Area

Hey all, I'll be moving to the DMV area to start work in the spring and have been looking to purchase my first home for the past few months. Currently looking to house hack a single family home with an ADU basement and have been primarily focused on the SE DC area due to its relative affordability, yet still proximity to the city, particularly areas near metro (mainly looking at Benning, Capitol Heights, Anacostia, Deanwood).

Would love to hear other local investor/property managers' opinions on these areas for investment, as I've honestly never visited, as well as general tips on the area. I'm also open to looking into other more cash-flow focused rental properties in the greater DMV area, just to get as much exposure as possible early on in my real estate endeavors, so would appreciate any sort of insight/would love to speak with anyone willing! Thanks!

I like Deanwood/Benning Rd area quite a bit. Anacostia has the highest appreciation in the city like 5 years straight. Finding a property though EOTR, East of the River, with an ADU will be tough. Most ADUs are on the west side of the river. Id also say, if you are not familiar with the DC area, you are going to want to do some exploring when you get here. Those areas are half the price of the other side of the river for a reason. Incomes are drastically lower on the east side of the river.
