Has anyone used Z-Buyer?  If so, how were the results and is it worth the money?  Open to other great (unique or creative) marketing ideas/tools as well.

I have PRIMARILY used Yellow Letters, postcards, signs, company website.  If I get good leads, I have cash and experience to buy...We like to buy/hold primarily.

Thanks in advance for any thoughts!

I used it in the past and it was definitely not worth it. Others may have a different experience of course but mine wasn't great whatsoever. It's literally a race between you and X hundred other people in your area for the same deals. I would call deals within 5 minutes of them arriving and they had been called by 7 other people by then.

I would highly recommend looking to do your own lead generation through either PPC or social advertising. It's cheaper, the leads are better quality, and the leads are all yours. You can get go after buyers or sellers or even both and still get some great leads. You can even set up a quiz funnel where people answer questions that you want answered so that you can further qualify prospects as well. Right now we typically get leads for about $10-$15 per lead and they fill out at least 4-6 questions each along with their name, email, and phone number.

Companies like Z-Buyer essentially do the exact same thing but they just charge you a hefty price to compete with other people. Just my 2 cents though.

How have your Yellow Letters and postcards been working out for you if you don't mind me asking?

I've used it in the past to limited success. If I were you I would beef of the direct mail campaign. My opinion that is the very best way to market to sellers.

@Cindy Carriger Try using ListSource. There are many satisfied customers who can attest to their superior service, present company included.

These are the metrics I usually search when using the site:

Owner Equity - 30% or more

    Age of Occupant - 45+

    Years Owned - 5+ years

    Property Type - 1-4 units

    Exclude Corporate Owned

    Exclude Trust Owned

Ownership Type - Absentee. If not enough records in Absentee add, Homeowners

As for how you should approach your leads, I tend to stick to a very well-planned direct mail campaign. This is how I generally schedule my mailers:

    Week 1: Send mailers

Week 1: (Optional) Start targeting your prospects with online ads

Week 2: Call up all your prospects to follow up the mail

Week 3: Send text messages to all the prospects

Week 4: Leave voicemails (whenever possible)

Week 5: Send out second batch of direct mail

Sticking to such a campaign is bound to deliver success.

    Good Luck!

    @Joshua Duncan

Thanks for the reply...usually services like that are 'overpriced and overrated'...at least in their own minds.  I had heard of them long ago, but it was very expensive...so skipped it.  They have started chasing me again in the last several months, so being hungry for more deals, was contemplating that as an option.

Been a little on hiatus so havent done any active marketing lately.  When i have done the yellow letters (most recent probably 2 years ago), i found they pulled about 2x my postcard responses, at about 2x the price.  But, it seems I bought more houses from similar number of mailers.

That being said, a lot more yellow letters go out these days in general, giving away to the prospective sellers that maybe they are not actually hand-written, since they get almost identical products from many buyers!  Also, people make the mistake (in my opinion) of putting QR type codes or other things on the mailers that definitely give away the fact that they are mass produced!  DoH!

Hope that helps a little.  Thanks for sharing your experience!

Thanks for the reply @Sam Shueh - checked out the link.  Funny, the more positive reviews (minus one) sound pretty fake....  I had not found that website before, so good to know for certain purposes.

@Cindy Carriger Yeah i definitely know what you mean. There are definitely some good ones out there though and the results are much better than Z-Buyer. I would either explore that or explore the possibility of learning to do it yourself if you have the time.

Hmm interesting. Yeah I heard about that haha QR code kinda defeats the purpose right?

I have tried Z buyers twice in the past 4 years. My experience - Maybe 1 in 30 to 40 leads, as far as sellers, is a motivated seller who might go the investor route.

Interesting I have called almost all the buyer leads that I have received recently and the only response from the all buyers is - " I have credit issues that I am working on."  ( Just had this call/lead 9:15 AM PST. )

** You could start a credit repair operation with the never ending buyer leads with credit issues from Z buyers. **

The most common seller lead is a A+ house in A neighbor where the asking price is usually 2+ times the median price for that County. Full Market Priced, but no deal. This seller is up late at night surfing the internet looking to find a secret way to cheat on their Realtor friend or Realtor family member and sell their house 6 to 12 months from now for full asking price without paying a commission! Oddly, everyone wants that? I am looking for that service as well!

And then when you get a seller lead near the median price for the area that might need some work or repairs or help selling, it is not uncommon that they will be freaked out by all the calls from agents and simply shut down to listening to anyone.

What I am most disappointed about Z buyers ( the company ) is that after 15 years of experience on the web you would think they would have the knowledge and expertise to produce amazing high quality leads for investors and agents alike?

Just my thoughts and experience, your results maybe much different?
