Hi Everyone,

I've developed my own lead system that generates me leads for Pre Foreclosure/Divorce/Probate.
Would like to hear from experienced people what is the best way to approach these people and how direct should i be with them regarding their situation.

Do i tell a person who is on pre-foreclosure that i am aware of his situation and that i can help him?

How do i approach probate cases?

All three of these situations are sensitive situations. I would not mention that you are aware of their situation. Just market to them as you would anyone else. Ask questions along the way and uncover their situation through them telling you, then address the problem and offer a solution.

 What do you answer when they ask you why you approached them specifically? I already had a case that someone asked me why i approached her and not her neighbors. 

Anytime a potential seller asks me why I mailed them, called them, emailed them, etc, the answer is the same...

"We do a lot of marketing for our business. We market to many different types of property owners and properties. If you property is on one our lists, it is simply because your property fits a certain criteria for one of our marketing lists. So... Are you interested in selling, or do you know someone in the area who may be?"
