PA - Ace Investments Disaster - First SFH Investment

Cash invested: $85,000

I purchased my first investment property from Ace after reading reviews about them on BiggerPockets. Unfortunately that investment has turned out to be pretty bad with a combination of issues with the tenant, section 8 and constant upkeep. I am looking to turn this around after the tenant left without informing us mid lease.

I am looking for good contractors in the New Kensington Area to get this turned around so I can try to get some sort of cashflow or fix and flip this. Would love input. My PM firm is Rentwell.
