Multi-Family for Sale - Ideal Buyer?

Who do we think the ideal buyer is for my multi-family listing? It's in the historic district of downtown Savannah and has 2 units. It is zoned to be an owner occupied STVR or can become commercial. I know there are investors out there that need to buy prior to the end of the year for tax purposes but wondering if the right buyer for this property will be an investor or an end-user. Any feedback on my listing would be greatly appreciated!

@Nicole Williams seems like this is priced for someone to house hack it. Live in one of the units and keep the other rented out for $1900
