For those actively using DSCR loans, here's what I'm seeing across today's rental market — especially with insurance, taxes, and expenses creeping up 👀
1.10–1.15 DSCR
Aggressive plays ⚡
Can work… but there’s not much room for error
One repair or rent dip and things get tight
1.20–1.25 DSCR
The “sweet spot” for most long-term rentals ⭐
Still financeable
Enough cushion to handle rising costs without killing returns
1.30+ DSCR
Conservative mode 🛡️
Strong buffer
Usually the easiest deals to hold long-term (and sleep well at night 😴)
📊 Lately, I’m hearing more investors say 1.20–1.25 DSCR feels like the new baseline for peace of mind, not just lender approval.

Question for the group:
What DSCR do you personally target?
Has your minimum changed over the last year?
Different thresholds for STR vs LTR?
Curious to hear how everyone’s adjusting 👇
@Quinton Brown You're talking about HML DSCR's rather than Banks/Credit Unions, correct?
