First-Time Investor Searching for Market Advice

Hello! I am excited to be searching for my first investment property and would love some advice from other investors who are in my area - Green Lane, PA (on the border of Bucks and Montgomery counties). For anyone who is in my area, where are you investing and why are you investing there? I'm trying to narrow down my market search. 

My buy box: I think I'd like to pursue a BRRRR or flip within ~30 minutes of Green Lane, if possible. Property class A or B. Budget is up to $350K. Light or cosmetic rehab (I don't want anything too crazy for our first one). Open to single family, multi-family, condo or townhome. That being said, I'm open to feedback on my buy box as well! At some point, I'd also like to pursue a STR at the Jersey Shore and/or Poconos, but am also open to other areas as well.
