Value check: insane thru traffic, walking distance of multiple bus stops, on a main r

I am trying to gauge the potential value of a property that I feel is way more valuable than what Zillow/Homes is listing it as.

It is on a corner lot in a residential community that is located on a major street (waters ave) in Sulphur Springs, it is right across the street from a bus route and within walking distance of other major bus routes (400 metro rapid, route 39, route 12)

It is within 500 feet of a bodega/small grocery store that sells hot food daily, they sell everything that a grocery store has (minus the ability to choose different brands) lottery and tobacco products.

Right next to a k-8th elementary school and within short walking distance of a small family park that has a basketball court and a playground and a community rec center. 

It gets atleast 5000 AADT thru traffic (on the weekdays, weekends may be slower) 

There isn’t a driveway on the property but it has one parking spot in the front yard.

I am only posting this to gauge the potential value in case I am going to sell it in the future. If I do end up selling it I will only be selling it to a business owner that is planning to use this property to run a small business location or to someone that is willing to demolish it, then try to rezone it from residential to commercial/mixed use, and then rebuild a small business location. 

Zoning: residential 

If you ask what I feel it’s value is that would be based upon the location, access to main roads, the insane amount of thru traffic, close proximity to multiple bus routes, it’s at the top of a hill so there isn’t risk of flooding and when natural disasters take out the electricity they make this property a priority in getting it fixed because it’s on a busy street corner that has a four way flashing stoplight so if the electricity goes out due to downed power lines it usually gets fixed within 24-48 hours (when Milton hit Tampa in 2024 the electric was out for less than 24 hours while in other parts of Tampa the power was out for over a week even in places where there were no downed power lines. Because of all these reasons I would say the value is atleast $600k
