Acquired a residential investment property in 2020 for $309,000 in an upcoming Miami-area market and completed approximately $49,500 in strategic upgrades to enhance long-term value and tenant appeal. The property has produced consistent rental cash flow with low ongoing maintenance expenses while continuing to show strong appreciation and long-term growth potential.

Attracted to the long-term growth potential of the Miami-area booming market, along with the opportunity to generate stable rental cash flow while building equity through strategic property improvements.

How did you find this deal and how did you negotiate it?

I noticed the property was listed for sale and immediately submitted an offer. Although my initial offer was not accepted, I stayed proactive and maintained communication with the seller to better understand the situation and position myself as a backup option.

Fortunately, the original transaction fell through due to financing issues, opportunity for me to move forward and secure the property.

30 yrs fixed.

How did you add value to the deal?

I added value to the deal by staying proactive, maintaining communication with the seller, and positioning myself as a strong backup option after the initial contract fell through. Being financially prepared and ready to move quickly allowed me to secure the opportunity once it became available.

What was the outcome?

The investment resulted in consistent rental cash flow, low ongoing maintenance expenses, and continued property appreciation in a growing Miami-area market. The strategic upgrades helped improve the overall value and long-term performance of the asset while creating a stable income-producing property with strong future growth potential.
