Renewing Lease Agreements Myself

Hello, 

I have been using a real estate agent to renew my leases but its getting too expensive for me and i want to do it myself.

What is the best way to get a professional, up to date and legally binding lease agreement for myself in the state of Florida?

I'm hearing google, chat gpt, lawyer?

Any advice as to the best method would be apreciated.. Also are there any things i need to be conscious of once i start to do these myself?

If you’re planning to self-manage, I’d avoid pulling a random lease from Google or relying entirely on ChatGPT. The biggest risk isn’t the basic lease language—it’s missing state-specific disclosures, local requirements, or recent legal changes.

What I’ve seen many landlords do is:

  1. Start with a Florida-specific lease from a reputable source such as a state apartment association, landlord association, or property management software platform.
  2. Have a Florida real estate attorney review and customize it once.
  3. Reuse that attorney-reviewed template going forward, updating it as laws change.

The upfront legal review may cost a few hundred dollars, but compared to agent renewal fees every year, it can pay for itself pretty quickly.

A few things I’d pay attention to beyond the lease itself:

  • Required Florida disclosures and addenda.
  • Pet policies and pet fees.
  • Maintenance responsibilities (HVAC filters, lawn care, pest control, etc.).
  • Late fee language and grace periods.
  • Renewal and notice requirements.
  • Occupancy limits and guest policies.
  • Whether you're in an HOA and need HOA-specific rules incorporated.

Also, if your current agent has been handling renewals, review the lease they’re currently using. It may already be a professionally drafted Florida lease that you can have an attorney review and adopt for future use.

Out of curiosity, how much are they charging per renewal? In some markets I’ve seen renewal fees range from a few hundred dollars to a significant percentage of one month’s rent, which can make self-managing renewals a very attractive option.
