my first deal

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $90,000
Cash invested: $20,000

this is my first buy its a very dilapidated property it was a full gut and i did/doing a hybrid of contractor and self work. current rents are 500 but after reno i should get 750 ish . it is a mile from murray state and has a lot c9nviences near by and buildings next door i am hoping to buy and turn into apartments

What made you interested in investing in this type of deal?

well i was told just get in the game this is my first buy and hold and it is a property i could afford . i had my contractor walk the property and we had a 76 page home inspection of problems to overcome.( sekker offered the home inspection )

How did you find this deal and how did you negotiate it?

well i told my friend who is a realtor i wanted in the game and she had just picked up a new property that needed a lot of work which seems to be what i will go after.i got them to 90 when he asked 100 my realtor told me he wanted 90 or else he would do the owrk himself

How did you add value to the deal?

i am tearing it down to the studs replacing double tapped fuses redoing plumbing and sewers since the sewer in 1 apartment is uncapped. 1 apartment has no hot water and is rented out window air, wall heat ne egress for either of the basement apartments and a roof that is missing part of the ridge cap. its 400 sq ft apartment
