How do I post a wholesale/subject-to deal on BiggerPockets?

Question

Hi everyone — I have a signed subject-to deal I'm looking to assign and want to make sure I'm posting it in the right place. I don't see a "Marketplace" option in my navigation — is that behind a Pro subscription now, or has it moved somewhere else?

The Marketplace tab is where you want to post. BiggerPockets has a dedicated section for wholesale and creative financing deals. Include the key numbers upfront: purchase price, remaining loan balance, current rate, monthly PITI, your assignment fee, and ARV if relevant.

For a sub-to deal specifically, buyers need to see exactly what they're stepping into. List the original loan balance, the rate, the monthly payment, and how much cash they need to bring for the equity gap. The clearer you are on that spread, the faster you'll attract serious buyers.

One thing worth considering before you post: if the underlying loan is FHA or VA, a formal assumption might actually be a better option than sub-to. With a real assumption the lender approves the transfer, the seller gets fully released from liability, and the buyer locks in the rate legally. I do these in Colorado full-time and a lot of sellers think sub-to is their only path when their loan is actually assumable at 3-4%.

If it's conventional, sub-to is usually the move. Just make sure buyers understand the due-on-sale clause and what happens if the lender calls it.

I think BiggerPockets has made some changes over the past couple of years to where deals and how they can be posted. So would check the most recent guidelines on posting before posting in a general forum. Also, you may want to reach out to BP support or a BP moderator to clarify exactly what categories you can post assignable subject-to deals. Wouldn't want your post removed.

You can post it in "Real Estate Classifieds". It's the second to last in the Forum Categories menu on the left (at least today on my screen).

Also, glad to see another San Antonio person here, or is that just where the deal is?
