As many of you know there is so much more that goes into rehabbing a property than can be seen in basic before and after photos. So for my latest rehab I will be creating a few short videos along the way to really help show and explain what it is we do and how we earn every dollar of our profit. This is the first time I have ever done something like this, so please be gentle....

I think you did a great job. The only suggestion I'd make is that you reduce the sound of the wind. There's an easy and cheap hack for this and it can be found here :https://www.youtube.com/watch?v=NaCtWH2n6ik . I also love that you take the time to sell and donate many of the items instead of just throwing everything in the garbage. I can't wait to see how this project turns out.

@Daniel Raposo I love this and will be stealing. Great idea. I think it's brilliant not only from the standpoint of entertaining a bunch of us here on BP, but it's also good marketing for you - and I'm guessing it also has the added benefit of exerting a bit of positive extra pressure and accountability on you. Bravo!

Thanks @Raechelle Carroll I almost didn't post the video because of the sound, but with things moving quickly inside the house I figured it was best to just get the first one done and look to improve on the next one. Will definitely do something to improve the quality next time around, thanks for that link.
As for the donations and such, I think it is really important to not just throw things away. We even clean up and reuse framing, trim, sheetrock, and anything else we can to save.
Thanks @Karin Crompton They say imitation is the best form of flattery, right? Aside from my hesitation of putting videos of myself out into the world I think it will be a lot of fun and show people that rehabs aren't just about putting lipstick on a pig type solutions...

Hey Daniel great video and a great home to find for your flip. I feel for your contractors having to work out in this cold. You need a separate crew just to shovel snow. Hey i'd love to stop by a take a closer look and meetup if you have the time. I'll send you a PM.

Week Two!!
We have cleared everything out and completed our demo. The main topic of the video is adding value to entry level homes by creating floor plans, room sizes, features and "flow" that are more typical in higher end homes. Let me know what you think.

@Daniel Raposo you should have your own show. Really interesting update, and I love what you did to improve the flow. The only thing I might add, production-wise, is to maybe add a little graphic - i.e. an arrow or maybe highlight the area instead - to point out exactly what you were talking about with the sagging and the joist issue. And slow it down just a little on those photos to allow the viewer to really get a look. That was a really important situation and could be really beneficial to those of us who wouldn't recognize that situation you ran into.

@Karin Crompton Thanks for the feedback, I think we could definitely add more production value that would help explain visually what I am talking about. The hardest part right now is just trying to figure these things out as we go and still keep up with the rehab!!
I also had an interesting suggestion to compile these and use them as a marketing piece for prospective buyers to show them how we did the rehab and provide a little more confidence to them that things were done properly. Thought it was a great idea, what do you think?

What, @Daniel Raposo , you mean you can't run and do the work on a rehab and also become an expert at videography???? ;-)
I'm no marketing expert, but I think that could potentially be a cool idea to provide buyers with a video narrative of the rehab. People like to know the history of their house and most find flipping a pretty fascinating subject. It would give the buyer a great conversation piece.

@Daniel Raposo Great stuff. Absolutely agree with @Karin Crompton, If I was a prospective buyer I would really enjoy seeing all the behind the scenes work that was completed on my "new" home. Waiting for the next one.

It was great to meet up with you at this flip today Daniel. It certainly gave me some confidence that i could find a good deal and make it happen too. You and your crew have some tricky work to get done and i hope the weather holds out for you. (A muddy site is better than a frozen solid one). Great video. Be sure to show everyone the garage and temp oil tank.

@Daniel Raposothis is such a quality series with great information. Great points about the siding and windows. We all love the sexy before-and-after photos, but you're taking the time to educate us as well.
If they haven't already considered this, maybe @Joshua D.and @Brandon Turner could look at adding something like these types of instructional videos to the mix. In their spare time, of course. ;-)
