I'm posting this today because my rehab is complete and that in itself is a success. I bought the house because a) I could write a check for it and b) it was a real live biker bar and I'm a sucker for a story. Here are some before and after photos for you, trust me it really is the same house. I will update with numbers when it sells.

Great job! I have a rental on that street and I drove past it all the time. Glad that you are helping the whole neighborhood. Good luck on your next flip!
Congrats Micki, with you all the success on the house, and I am a sucker for a good story as well. Keep me updated on it goes, and let me know when you come back to Indy, and can grab a coffee again. Bates-Hendricks is... (In NBA JAM TERMS) "Heating UP".

Great work @Micki M.! I am also from Denver and interested in investing in KC or Indy - lots of good folks doing that. Would be interested in hearing more about how this goes and how you built a comfort level with out of state work.

@Micki M. I was curious about the details of how you flipped this remotely. What methods did you use to find the deal? What specific tasks did your boots on the ground" provide? How were you able to manage rehab?

@Matthew Shay thanks for resurrecting the thread. I found the house because I took a field trip to the area and met with a lot of local investors. A few months later one of the guys I met @Lee Smith texted me about the house and I was able to buy it. He also managed the rehab for me. Needless to say that relationship involved a lot of trust which began with meeting in person and touring his projects to get a sense of quality of work etc. I wouldn't have jumped into it with a complete stranger. I did go out and visit a couple of times, once when I first bought the house to walk through and make a rehab plan. The second time was towards the end and I was able to put some finishing touches on things, hire a stager and photographer, etc. @Ryan Mullin sold the house for me and also handled the crisis when we got robbed while under contract. Both those guys did a great job for me. I've had other out of state flips that went horribly wrong so make sure you have the right boots on the ground!
