We put up about 100-400 signs a month and get about 120 calls a month from Bandit Signs! Our cost per DEAL is about $150 for signs! If you want a cheaper option than postcards and want to take some massive action (or hire someone else to help you take that massive action), put up at least 25 Bandit Signs a week for a month and see how many leads you get and see what you can convert. Bandit Sign leads are some of our best leads because the people have to actively call off the sign for one reason or another! If you have any questions about Bandit Signs, message me!

Love 'em or hate 'em - I can tell you this: I have done every kind of marketing that you can imagine to get motivated sellers to contact us.  Where you can use them, bandit signs will generate a lower cost per call than direct mail, AdWords, or door hangers.

One issue - with any outdoor signage including billboards - is you never know who's going to call - so plan on talking to people with no equity, upside down, mobile homes, whatever.  But outdoor (signage) is #3 on my list of strategies that work (after AdWords and direct mail)....

Here's an example of one that has worked very well for our guys:

@David Richter do you have better success with 1 or 2 sided, and are you using the handwritten or "corporate" style? Thanks!

@Rhett Taylor We use both 1 sided and 2 sided. 1 sided for poles and 2 sided for sticking in the ground. We use preprinted signs that are a yellow background with red lettering.

Thanks @David Richter. We were thinking of using the one sided because for most of the roads and intersections they'll only be viewable from one direction; and of course saves a couple of bucks.

So your VA is a live person, correct. Is there a way to capture the caller info without paying for a live assistant?

I believe they're illegal in my area as well even though I do see them around

We put a header like "We buy houses" then the number and website (which a seller squeeze page to gather info) @Greg Shackleford

@Bill Teague We have a VA call everyone back and gather info. You can also set up squeeze pages to capture info but you'll lose some people from doing that. It really comes down that someone needs to call that seller and get the motivation and see if there is a way to help them in their situation. If you don't want to pay for an assistant to do that than that task falls on you.
