Pulling money out of rentals to buy another duplex

I have 4 properties grossing 10k month cash flow. I saw a duplex that's next to my own property but I don't have the cash for purchase & Reno.

I found a company who looks at rent roll

& lends based on it.

What dangers might I run into?
