Following Trump's American Dream!!!

I just left this message below in reply to a forum post recently.  I thought I would share it with all here to document my path and to inspire others to follow a similar path and stay away from late night guru garbage, touting something for nothing, instant gratification, diseased mind thinking.  Lately, I have been receiving phone calls and messages from members that need to get their financial house in order, before investing in Real Estate.

Donald Trump did it with 1 million seed money and I used my own money. I only used $300,000 (refinancing personal residence, savings, IRA money, stocks etc...) of my own money to build up a modest 2 million in equity and soon to be nearly 6 million in Real Estate after ONLY 5 short years of real estate investing. Here is my story below. I am no Trump. However, I only make combined family W2 earnings of $80,000.00 at my 2 teaching jobs and my wife working part time as a special Ed assistant. If a lowly paid teacher can achieve sooooooooo much and be financially free after such a short time, then anybody can!! Here we go!! This is my Easter gift to you. Read it and live it. I did and will continue to do so.

My path was to start with single family condos in San Diego that I purchased in 2011 and 2012 for less than 1/2 of what they were selling for during the peak. Dramatic appreciation happened from 2013 to 2015 and we started 1031 exchanging those condos for 8, 10, 12, and a 15 unit complex in Northeast Ohio. I basically traded in 4 condos cash flowing at about $6,000.00 each per year on 30 year loans for $15-$20,000 cash flow for each Apartment complex. The power of the 1031 exchange is amazing!!! I read Multifamily Millions by David Lindahl, listened religiously to Lifestyles Unlimited Inc. (LUI) podcasts on TUNEIN RADIO for 2 years and attended LUI’s 2 day seminar in Houston, Texas. On Day 2 of that seminar, I knew that eventually I will have Three or four 300-400 unit Apartment complexes. Right now our Tax deferred cash flow sits at $120,000 per year and in 10 years time, I will be sitting at $1,000,000.00 tax deferred cash flow coming in yearly. I still have 4 pricey rental condos here in San Diego that I expect to sell and 1031 exchange this summer when the current rental leases expire.

Check this out!!  I am currently fully executing my first purchase agreement for an Equity Partnership with friends. We are purchasing a 21 unit and my total doors will now be up to 78 front doors, with the 8 single family we also own in the same State as our Apartment complexes. In the equity partnership, I will be putting in 10% of the down payment and receive 20% of the cash flow and 20% of the equity for my connections, running the entire thing as the managing partner. The investors will be contributing 90% of the down payment.

If a lowly paid teacher earning a combined family income, before taxes of $80,000 can do this. Anyone can!!  If you change the way you look at things, the things you look at, change right before your eyes!!  We are only limited by our self imposed limitations.  I once read and discovered the secret of a fantastic book called Think and Grow Rich and it was pivotal to my success so far and into the future.   Here is the secret discoverd by Napolian Hill back in the 1920's!!

"Whatever the mind can conceive and believe it can achieve."

I wonder if Donald Trump ever read this book.  I read it 6 times and am reading it for the 7th time now!

Believe me, I've heard the LU pitch on ripping the bandaid off your 401K and IRA and paying the taxes many times. I don't like that approach, at least not for me. Why?

1) First off, 401K's and IRA's are investment vehicles, not investments. Roth accounts especially have tax advantages that after-tax real estate can't touch. Every investment in my Roth accounts will be tax-free for life!

2) I have enough in my retirement accounts that I'd have to take about a 50% hit on taxes and penalties to liquidate. That's not acceptable to me. Instead, I set up a Solo 401K for my retirement funds, ex. for a relatively small portion of Roth IRA funds which can't be rolled into Solo 401K's per IRS regs. Both my Solo 401K and Roth IRA accounts are self-directed. My strategy is to convert a portion of my trad. Solo 401K funds to Roth every year according to my ability to pay the taxes on such conversions. I haven't had any money in the markets for over a year now - my retirement funds consist solely of passive MF interests, a seller-financed note, and private lending.

3) Retirement accounts offer great protection from creditors and judgments, at least here in Texas.    Liquidating per LU recommendations strips those protections away, creating a lot more exposure (and incentive for others to sue).   Having been recently threatened w/ a (admittedly frivolous) lawsuit, I sleep better at night knowing this nest-egg is judgment-proof.

My passive income is probably lighter than yours, as I've consciously invested primarily in value and hybrid, as opposed to yield, plays.    I'm self-employed as a full-time investor/realtor, and make enough to support myself doing that while continuing to build my passive streams of income.   I'm all set for retirement, just have to supplement w/ some active income for now!

That story is amazing, a true testament to visualization and believe and hard work of course. I'm a bit intimidated to start in San Diego in the current market, at least there are tons of options for everything.

    Hi @Julia Shevchenko

I would not invest in San Diego right now.  We are getting real close to our peaks.  Save up and wait for the downturn if you really want to invest in San Diego.  That is why I am investing out of state.

    Hey @Michael Swan

Thanks for sharing! Awesome success story.  You provide an excellent example of how finding the right blend of working harder and working smarter can lead to such dramatic success.

I'm not sure if you've attended in the past, but it would be awesome to have you come by our next meetup for BP members in SD.  I think you have a ton of great insight that would be a welcomed treat for those who strike up a conversation with you at the event. Let me know if you'd like the info.

    Thanks!

    Hi @Kevin Fox,

I have 4 more pricey condos in Lakeside and Santee that I will be 1031 exchanging this summer and then I will ONLY own my personal residence here in San Diego.  After a market correction in 2017 or 2018, I am sure I will be buying again here in the San Diego area.  I am picking up strong  "C" an "B" class apartment complexes for pennies on the dollar compared to what we would pay out here in San Diego.  The first 10,000 square foot 10 unit that I exchanged one year ago through the power of the 1031 exchange, I traded in $5,000.00 cash flow for $15,000 cash flow.  We only paid a $34,000 down payment for the little condo here in San Diego in 2012.  We 1031 exchanged three more the same way for 3 more apartment complexes.  I don't know if your Bigger Pockets group would like to here my take and advice to sell all properties owned in San Diego and invest in a less desirable area (Climate etc...) than our beautiful sunny California.  I am even debating selling my personal residence and taking a few hundred thousand dollars and renting, until the next down turn.  It is NOT if it will happen, it is when it will happen.  My home's value in Mira Mesa is rapidly approaching the highest it has ever been.

    Hey @Michael Swan

It certainly sounds like you've been doing well and have spent quite a bit of time formulating your plan for the future.  Our meetup welcomes all outlooks and strategies (Personally, I'm a fan of speaking to investors with totally different plans than my own. I think anyone who has an issue hearing varying strategies/viewpoints simply just isn't confident enough in their own; so I warmly welcome any and all contrasting opinions to be shared).

I'll go ahead and shoot you over a PM so we can chat further.

Thanks for sharing your inspirational, well-earned, creative story @Michael Swan!  Nothing worthwhile is ever easy, right?

This is the American Dream!  Don't know what Trump has to do with it? If we all started with a large portfolio of slummy rentals in NY from our daddy, we could do it more easily also!  Your story is what I'm talkin' 'bout right there!

    Great point @Steve Vaughan

Trump invested when everybody said it was crazy of him to do so.  The real estate market was extremely depressed.

That was similar to what I did when I acquired 10 rental condos in San Diego.  People told me that it was risky and real estate would never come back.  I bought for cash flow.  People still said, that was way too risky.  Now, those same people say, why are you selling and buying apartment complexes in another state.  They ask me if I want to move to this state where I am investing.  I say, No.  I will live in San Diego and invest out of town for the cash flow and the new apartment complex business model to true financial freedom.  Maybe, after the market correction of 2017 or 2018 occurs, I will be able to find cash flowing properties again here in San Diego.

The key is doing the opposite of what the flocks of people are doing and find emerging markets, throughout America!! For every market that is peaking like San Diego, there are other markets in America that are solid cash flow markets that also have appreciation potential if you make the switch to the Apartment complex business model, through the power of the 1031 exchange. Then you force appreciation by increasing your NOI and increase the value of the Apartment complex. You are then free of the comps for a primary valuation of the property.

If you change the way you look at things, the things you look at change right before your eyes!!

That is how Trump has influenced me!!

    Just call me Little Trump,

Good points, Swanny. His vision to re-purpose the Old Commodore and 40 Wall Street against all odds was commendable. Going against the herd is one of my mottos as well. Cheers!

    @Michael Swan

I'm also here in SD, but didn't have cash or experience to know how great the buying opportunities were post mortgage bubble, but I was thinking of exactly what you described in your post above about cashing out of a hot market and investing in a beaten down market and repeating if you can.

The main problem being you can cash out all your appreciated condos in SD, but would have to buy an equally appreciated complex if you could even find one...good luck with your strategy!

    Hi @Sundeep Amin,

I am 1031 exchanging and trading in for Apartment complexes in Ohio right now. They have not equally appreciated. This happens by forcing appreciation by increasing the complexes NOI. I am simply trading in a pricey San Diego Condo, cash flowing $5,000.00 a year for $15,000.00 cash flow per year and we a forcing appreciation through the Apartment complex business model.

    @Michael Swan

Totally agree with your strategy...gotta unlock that equity and make it work for you. Cash flow pays the bills...

I'm pretty much priced out of SD barring a major correction and have been looking at different out of state areas, one of which is Ohio.

If you're comfortable sharing, what attracted you to Ohio and what parts of Ohio are you looking into? It's a small state, but there are quite a few "big" cities/areas there.

Personal connections with Property Manager's family member.  We currently are focusing on North East Cleveland area. Euclid, Painesville, Cleveland Heights, Shaker Heights.  Watch out for real estate taxes. They run over 4% of assessed value.  On a 1.2 million 21 unit we are planning on paying anywhere from $37,000 to $50,000 a year in RE Taxes.
