Just closed on #34 forty five mins ago. it's in (South) Redford, michigan. surrounded by Livonia, Westland, Garden City, Westland.

it's a beautiful brick ranch, over 1100 sq ft, with a 2 car and a basement. BUT it has only 2 bedrooms. one of them is HUGE.

kitchen is done very nicely (and i am super picky), some code violations and that's it..

should be ready for the market in 2 weeks, after we do a kitchen for another investor in the area.

repairs are MINIMAL, should rent for over $1K.

How soon are you having to wait after you purchase to property to do refinance out?

Self management.  Have never had an eviction yet.  Must be doing something right

I picked up my 15th unit in October...I never had an eviction.  One tenant we parted leases because she was struggling to pay after paying easily for 18 months, so I let her out the lease early, she approached me actually she owed 850/mo and she could only afford 750, she found a place for 600. so hey it worked out.

Congrats @George P.! I am looking into the BRRR strategy as well and plan to shift from fix and flips to keeping at least every other property for the BRRR method.

What do you look for on the MLS to find these deals?

i look for what i would like in a home in our area. that's what everyone else likes. that criteria will be different than yours, but the more you do, the more you will hone down the "must haves"

for me, it's a basement, 3 beds and a brick is a huge plus.

go to my website and see what i buy...they are very similar and in very desirable areas. this way, i can capture majority of the rental population.

Nice looking website @George P.! I like the layout and the details once you click on a property to view. Looks like I will start finding what criteria fits my model and go from there.
