Well, I am in escrow again... YES! I finished my first flip in March. Sold quick, great $, paid off all my CC debt and cleaned house. Now I have been looking for 6 months for another project! Dear wife is PRETTY restrictive on my house profile for projects. Since we are using our HELOC for down and rehab and holding costs... she isnt down to risk too much... so we have waited for a sure thing.

I have a great buying agent... who was really cool about walking lots of houses... we offered on a few flip targets... offered on a few BRRR targets both singles and MF, and nada... spring is brutal in Nor Cal. Anything that is public gets hammered with offers in the first week. Well, patience paid off. My agent calls me and says... "we have a winner... estate house, they dont want to do ANYTHING, and want out quick.... we have it in house, you get first crack"

Usually in Norcal that means that the kids have watched flip or flop 20x and went on zillow to get a value and they are HIGH.  well this time... I about fainted.   they were right on, if not low, even for my idea of a price.  I toured it with both agents... then they say oh there are NINE kids that have to sign off, and one is  a realtor.  I am CRUSHED.  think this will likely derail any offer I put together... but the realtors say no... that they have walked them through what they are asking for.  I walk the house... it is grandma... needs everything... but 90% cosmetic... no major issues so far..

I offer them exactly what they wanted at first meeting... but kind of figured if they got an offer day 1, we would get bumped a bit... well, they came back from my 600 offer, that they wanted to NET 630k after realtors.  I said no... did my usual song and dance on issues, asbestos popcorn etc. etc. and we countered back at 620k, they countered back at 629 with 45 day escrow.  we took it.... I am walking it with my contractor and selling agent friday....

@Carson Wilcox So you’re paying 629k and rehab is 105k for total of 734 to make 40..? That’s a Ton of risk isn’t it to make 40 (likelY 25-30k post taxes)?

    A couple good surprises...

    I found a home for the nearly new senior person standing bath tub that was in the house...  I was thinking about selling it... but then didnt.. what a pain in the a$$.  I posted it free in my neighborhood, and poof.  30 people wanted it... gone.  It will go to an older person who maybe couldnt have afforded it.

    AND there is hardwood in the whole upstairs.  you couldnt tell since the closets were packed with stuff... and I couldnt pull back the carpet.  I am torn what to do... I will get a $ figure for refinishing it and putting a runner on the stairs... see what we want to do...

     I love the team aspect! Ive been asked why I don't go get my license for real estate, but I feel like I'm better staying in my lane and letting my realtor do his thing.

    Congrat on your 2nd flip, good hustle. Hope that the market move in your favor buddy.

    house is gutted completely... always finding surprises... we took the pine paneling and drop cieling out of the garage...  to find that the owners had added 2x4 firring strips to the whole place, and bumped the wall out, re drywalled it.  I assumed when we discovered it that they wanted to double insulate it for the garage to not be horrible... but nope... just added3.5" of wall, and no insulation... totally wierd.

    One of the things I have done on this house is really concentrate on clear concise communication with my contractor on design, choices etc..  I short cutted this process by finding and paying an interior designer to walk the house and design it for me.  I pay her hourly, I think it will shake out to be about $250 total.  for this I got renderings of the front with a few options... as well as paint colors, counter and shower material colors, flooring colors and styles, fixtures, and all kinds of snooty design stuff that I as a dude wouldnt have thought of.....  all to give it a cohesive look that makes sense with the size and style of the house.  Dear wife took that and did a lot of google shopping.... and gave him a complete package with each room broken out.

    It made my meetings with my contractor super easy.  No more showing me 34 light fixtures... shower handles etc... Just say check the design package and find one close to that within my price range...  

    Paint samples went on the house today!

    two whites for the body, and then a pair of black ish colors for the door and a couple trim items...  this really is a key step... if you are putting color on from the cards... it can come out totally different.

    This house had a lot of ceiling levels.  3 in the downstairs alone.  We scraped all the popcorn, and then the goal was to pop some holes and see if the ceilings were BS 60's stuff, or structural in the kitchens... well, we got lucky, and the ceilings in the kitchen were all just cosmetic soffeting....  

    We also assumed that the hallway was lower for ducting... but a few investigation holes and boom... got a foot of cieling back.  nothing in there at all.  


    We also opened up some of these silly little bump out walls... things we knew were just cosmetic, to allow more light into the front and a view of what will be a killer kitchen as you come in...  You can see on the floor where the walls butted out...

    It has been a bit of a slow 2 weeks.  As usual, skilled trades and inspections delaying things.  We needed electrical to go through and do their thing before we could button up ceilings, and move to texture paint and floor.  It all seems done now.... waiting on sign off.  Some doors and windows are in, and that is moving at pace.  

    For this project, I am doing the front yard myself... I have the time and I am relatively good at it.  The lawn was dead, so we are doing a native Ca plant yard, with fence to set off a little patio area in front...  should be great!

    well, it has been a stop and start 3 weeks.... My builder got stymied for a week with an eager beaver inspector... But now we are cruising... drywall plumbing and electrical is all done...  texture on the walls and new cielings...   Cabinets are roughed in and the flooring is going in this weekend!

    This is going to be our eat in island.  Fridge in Corner to the top and right of the pic.  Not ideal... but this kitchen was a real bear to lay out...

    This is my contribution... Front yard is big, and deep.  Backyard is tiny.  So we killed the lawn...  and planted it all out with natives.  Then in the part by the house, it will be a flagstone patio  Fence came out pretty good...plants look sparse now... but will grow in QUICK and take this whole yard over..

    So, in the kitchen, we took out a dead old slider, and elected for a nice open glass door....  This gave us a huge bump in cabinet space.

    upstairs bathroom.  New pan and purple board, new floor... Shower quartz walls are now in... but no pic.

    Downstairs hall bathroom.  New tub, walls and tile...

    Master bath.  THis is one of the - of this house... small master.  If this was my house... I would have knocked out a wall, and made the master way bigger... turned the adjoining bedroom into a office nook or something...  But couldnt do that here.  So what we did was take out the linen closet that backed up to the master shower... took out the drop cieling soffet... and made the shower significantly bigger...  really opens the feel...
