What suggestions are you looking for?

As for just based on rough numbers alone, I wouldn't go for this deal. But I am looking for more cash flow. Your cash flow looks good, but the cap ex and repair costs seem low for such an expensive property.

One AC unit going out or a one month vacancy and you are easily looking at negative cash flow unless you have some strong reserves already put back.  But if you are wanting to hold for extended periods of time and hope for appreciation, it might work for you.
