First single family home!

Investment Info:

Single-family residence buy & hold investment in Omaha.

Purchase price: $215,000
Cash invested: $43,000

Turned my first home in to a rental after my wife and I married and moved.

What made you interested in investing in this type of deal?

The neighborhood had grown in value exponentially and after running the numbers on renting vs selling it seems advantageous to keep as a rental.

How did you find this deal and how did you negotiate it?

Zillow, it was on the MLS.

How did you finance this deal?

Conventional mortgage with my own money, 20% down.

How did you add value to the deal?

Painted exterior and most of interior. Improved landscaping and yard. Fixed many other odds and ends of a 100yr old home to mitigate headaches down the road.

What was the outcome?

Over $400/month positive cashflow + debt paydown.
