Miami Neighborhoods. Up and Coming

Hello,

What are some of Miami's best walkable neighborhoods for cafes, arts, safe walking? 

Are there any up and coming neighborhoods that meet these requirements?  Places that may be a little rough now, but on the path to improvement?

    I love walking and, imho, nothing walkable that meets the criteria - yet, that criteria might mean different things to different people.

    Walkable are: Miami Beach; Coconut Grove; Coral Gables (near downtown & UM); Miami Shores (and parts of Kendall - Dadeland; Doral - near downtown).
