What route would you tell your younger self when staying out??

If you had 75k to 100k of capital what route would you go about investing? I have experience in wholesaling and buy and hold. It's been a while since I've done any active investing. So I wanted to see what has been good for everyone. Texas and Georgia would be my areas for investing.

FHA property in the market with the highest loan limits you can find.

Think about this - 2% appreciation on a property falling on a 3.5% equity check is a +57% return on equity. 

Do the same exercise at 3% - 5%, layer on principal paydown and (eventually) cash flow.
