July Stats For Kanas City Market.....

July 2025 Kansas City real estate stats are here...

  • 8.2% price increase year-over-year (avg. sales price $397,785)

  • 1.6% increase in closed sales (3,648 sales)

  • 10.6% increase in inventory (8,175 homes)

  • 8.0% increase in months supply (now 2.7 months)

Very interesting stats. We had one county, Johnson County that deviated from these stats. It had inventory decrease, prices increase and DOM lower. Overall the market here has been busier compared to 2023/2024 but not where it was during cheap rates. Even with buyer demand softening, inventory increasing there is still appreciation. I think the trend will continue of inventory increasing but we'll see if prices continue this same trend.

    Hey Caleb, thanks for posting. My read is that inventory is up and that matches your data... will be interesting to see what happens if rates start to drop moving forward. I'm sure we're not going too much lower but if I was a betting man I would wager we're headed lower rate wise... may bring some buyers off the sidelines. I've been just sitting tight and looking for steals but not putting too much effort into it... building capital back up and watching the wind blow. Good luck all.

       It will be interesting. Many people have cheap interest rates so they are staying tight for as long as possible
