I’ve been advising investors in Dubai for years, and the numbers today tell a very clear story: capital is still moving here at scale.
Dubai has recorded roughly $136 billion in residential sales over the last 12 months, with more than 186,000 transactions.
Median ready-property pricing is around $470 per sq ft, while prime communities are already trading far higher: Business Bay: ~$570/sq ft Dubai Marina: ~$625/sq ft Downtown Dubai: ~$715/sq ft
Apartment gross yields are still around 6%+, with selected communities producing more.
What matters to me most is not the headline transaction number. It is the fact that buyers are still committing significant capital into Dubai while global uncertainty remains high.
That says a lot about how investors view this market.
After years of working with international buyers, I’m seeing the same pattern again: serious investors are becoming more selective, but they are not disappearing.
