Nothing mentioned about the class of the property and corresponding class of the tenant.

Lower class properties/tenants will almost always have lease violations!
Owners/landlords should understand this and be careful of overreacting - otherwise they will be constantly evicting tenants and their investments losing money.

I totally agree with you. Tenant quality is key, however. I rented a high quality, freshly renovated property in a great neighborhood that I lived in for almost 20 years. The tenants were recommended by a friend from church. The property management company was recommended by a trusted work colleague. When I owner-occupied 5 years later, the "met in church" tenants went on a destruction rampage, left the property filthy and stole appliances.....and the property management company didn't even apologize or try to fake empathy. Horrible client relations.

So, you are very correct. It starts with the quality of the tenants. When I was a tenant, I always kept my landlord's property in great shape. I had to shake my head.
