I enjoyed the show and found Dave’s strategy very interesting. I haven’t thought about my investing journey as a phased approach like he discusses, but it certainly makes sense since I have always thought my portfolio would have to be massive to ever retire off of single family home cashflow.

My question is what exactly how exactly is the last phase, or the cash flow phase structured? Are these a different asset class that will generate the 8-15% FCF, or is it selling some of the properties in the equity building phase to pay down or off others that then cash flow free of a mortgage? Or is it selling the entire equity building portfolio and buying new properties in a cash flowing market?

And guidance would be great because o think this may help amend my current strategy. Thanks!
