For those of you with current vacancies in your rental properties — Are you getting them rented during the Coronavirus pandemic? I understand that location will influence this. If you are currently trying to rent out vacant units, what are you doing differently? Any success stories or perspective on this subject is greatly appreciated.

Birmingham, Alabama is renting like crazy.
My PM communicated to me that SFH leasing activity is way up and they are currently over 98% occupancy on all the properties they manage, which is in the hundreds.
They have never seen that high of a percentage of people in homes.
However vacancies are high in multi families properties. Looks like more people prefer the SFH than the multi family property during the pandemic.

I'll most likely miss like 20% year-over-year here in Europe (Czech Republic, France), compared to a non-covid year, which doesn't sound too bad to me, as hotels are having hard times now.
Yes, this is one of the moments when I understand why banks are so risk-averse, and how one can still benefit from it. I do realise I'm also a bit lucky to rent out with lower risk, and lucky that people still love their vacations :-)

We operate single-family houses in the broader DFW metroplex - had three vacancies so far, our tenants keep buying houses darn it!...and all three lease listings have moved very fast. There is little inventory out there, and a lot of apartment dwellers are tired of their little boxes and looking for something a bit larger with a yard - that is the feedback I have been getting across the board. Rented one in April, one in June and one late August...no changes throughout that timeline. And rents are up!
