Calling All Smart People. Newbie question - Kansas City investing

Hello everyone.  I have been analyzing deals in the Kansas City area and it seems like there is potential to cash flow.  Does anyone know if it is wise to invest in the KC area?  If so, what areas are the best for a property that cash flows but will not require renting to the rougher crowd?  If anyone has insight to the area, resources I should consider, wholesales, or is an investor friendly agent please reach out.  I'm new, I'm learning, I have not done any deals yet but I plan to do so soon.  Any help will be much appreciated.  Thanks!!
