Renting a room in Texas? How to rent safely? Tips

I am possibly going to a rent a room out in my home. Want any tips on how to make sure everything goes well. A friend of mine is recommending the person and there down on there luck. But just want to make sure being helpful doesn’t turn around and bite me. Any tips would be appreciated. Live in Texas

    Renting a property is still a business, so you should treat it like one and be clear with the tenant. Make sure you have a lease agreement that lays out every detail the tenant is responsible for.

    Here are some of the Terms and Qualification I normally ask for:

    -Application Fee: per person, NON-REFUNDABLE Paid directly to TransUnion Smart Move.

    - Minimum credit score of 650

    - Minimum 1 month Security Deposit

    - Income must be at least 2.5 x the monthly rent.
