Use door loop or turbotenant for the basics. The rest you need to handle. For example consider visiting the proposed tenant current residence to gain additional clues

For tenant screening, three popular and reliable options among landlords are RentRedi, TurboTenant, and Avail. They’re all pretty easy to use, offer solid background and credit reports, and typically let the tenant cover the cost. You’ll probably be in good shape with any of those.

We have had our tenants fill out applications on Zillow and Apartments.com. I think apartments is cheaper for the tenant and it's who we prefer. Using this service the tenants pay for the application, you get a full credit report on them with their score, and a full background check not just in your state but the whole country. They also look for past evictions.

Check out baselane. It has a really detailed tenant screening that lets you do verified income checks and other additional premium screening. Getting a bad tenant is not something worth the hassle make sure you are doing a thorough screening process.
We use Baselane banking for all of our property management and accounting needs. Their platform is robust and the tenant screening process is very simple and their pricing for the screening is incredibly competitive for the applicant.
