can I limit to 1 dog per rental unit

Question

I allows pets 1 cat and 1 small dog ( under 40 lbs)

I have applicants with 2 dogs. can I say sorry we only allow 1 dog per unit ? also do you invite dogs on your tours? So you can judge them?

Animals are not a protected class unless they are service animals or emotional support. You may limit the number of animals and weights or not allow animals at all. Some insurance companies limit certain breeds. Check your policy.

Very important service animals and emotional support animals are allowed even if you don’t allow animals. Check your state, county and or city requirements.

If you are accepting one I don't see why two would be a problem. After that it may get a bit unwieldly to manage multiples especially in an apartment but the truth is if the tenant is a responsible, clean person their animal(s) will be well cared for and managed. If your tenant is a pig they won't need a dog to wreck your place. If you really don't want more than one make the pet deposit high so it will be worth your while for those willing to pay.

Maybe double the pet fee per pet for pet #2 and triple it for pet #3? Especially as dogs get smaller and smaller people tend to have two.

You can limit the numbers/type of animal as you see fit, provided they are not service or emotional support animals. But I agree with Jules in that if you are ok with one, then one more isn't going to make a major difference. I've never asked to meet or judge the pet. Just get info on the animal's history. And don't be shy on a pet deposit or pet fee.
