Need help to market my 1st rental property

I have been listening to bigger pocket podcast and found my 1st rental property. I post the property on Apartment.com and Zillow. Got 3 applications, but they weren't serious. It has been a month of vacancy. Any  advises would be greatly appreciated. I'm in California

    You can keep trying to market it by yourself, or if you are willing to pay someone to manage the property full-time or even have a property management company get you some tenants and you take it over from there, it just depends on your time and money and what you value you more.

    Hire a property manager that knows how to properly market the property. If they can save you a month of vacancy, that just about makes up for the 10% they charge. Add in the saved time and avoided headaches and hassles of self managing, and you'll find the cost is well worth it.

    @Tamy K. not a lot of curb appeal.

    Interior is bland, so is the ad language.

    Here's nearby new construction asking $2895. Can't say the pics or ad copy is better.

    Overall not a lot of rentals on the market in the area - why would be good to know!

    In my area I have a huge amount of luck with Facebook Marketplace. Plus you get to see a little bit into who they appear to be on their social media, which is also great to take into account.
