Tenant Turner self guided tours

I had a call with a representative from Tenant Turner yesterday and wanted to share a quick summary of the service and pricing.

The monthly cost is $65, plus $5 per lockbox. Each lockbox must be purchased separately, ranging from $99 to $180. There’s also a one-time $19 fee to set up a local phone number.

You can also pause this service for the months you do not have vacancy.

Tenant Turner syndicates your listings across major rental websites and allows you to create custom pre-screening criteria. Once a prospective tenant meets those criteria, they are invited to schedule a tour. They can choose between an agent-led showing or a self-guided tour.

As the property owner, you can control the time windows during which the property is available for showings. For self-guided tours, prospects receive a unique access code that works within a specified time frame. After the showing, Tenant Turner automatically follows up with them to request feedback and provides a link to your rental application.

There are two stages/options of showing assistance software:

1) Scheduling: for any landlord with 20+ doors or a PMC will find trying to coordinate scheduling showings with prospects is a HUGE time-suck. So, much more efficient to direct inquiries to your website and use software to schedule showings. Most software will also:
- Automatically send prospects reminders to confirm showings
- Allow calendar blocking to contol/limit when showings can be scheduled
- Connect other calendars to theirs

2) Self-Showings: becoming more popular as more efficient. Society as a whole is becoming less personal due to social media immersion. So, the value of in-person showings continues to decline with an increasing percentage of prospects actually preferring to avoid the perceived sales pressure. 
- Biggest efficiency savings is from last minute reschedules, prospects running late & no-shows.
- Security is the big challenge to avoid theft, vandalism, squatters and scams.
- Security options include ID verification, geo-fencing of prospect cell phones and video call verification. Expect future improvements.
