Really interesting question. My take is yes… but more indirectly than directly.

Conservative underwriting doesn’t magically create better tenants, but it does usually set you up to be a better landlord and that absolutely matters.

When you leave yourself enough room in the deal for reserves, maintenance, and the unexpected stuff that always comes up, you’re less likely to be stressed when something breaks or a repair pops up. You can just handle it. And tenants notice that. People stay longer when they feel taken care of and know their landlord actually responds.

It also tends to push you toward buying better assets in general. Better neighborhoods, better property condition, better numbers. Those types of properties naturally tend to attract more stable tenants.

At the end of the day though, underwriting is only one piece of it. You still need good screening and good management. A well-bought property can still become a headache if it’s run poorly.
