Assignment of Contract

Hi, I'm Kelly with Goldthread Legacy Properties, LLC. I came across your BiggerPockets posts about investing in Memphis and wanted to connect. I currently have a vacant single-family property under contract in ZIP code 38107, with an assignment asking price of $64,000. It's approximately 1,000 square feet, advertised as 3 bedrooms and 1 bathroom, and was reportedly renovated in 2025. Are you currently buying in this area, or do you know any landlords looking for affordable rental properties? I'd be happy to send the full details and would love to know your current buy box.

Kelly, thanks for sharing the details — a Memphis assignment at $64,000 with a 2025 renovation is the kind of deal that will get a buyer's attention, but the buyers who can actually close will want the rest of the picture before they move. What was the scope of the renovation — full systems, or mostly cosmetic? What's the realistic rent for a 3-bed, 1-bath in 38107, and do you have the rehab receipts or before-and-after photos? Also worth confirming for everyone reading: is the contract assignable, what's the closing timeline, and is there an inspection window? When those pieces are clear, it's much easier for a buyer to underwrite it honestly instead of guessing. Good to see Memphis deals getting shared here — the more complete the numbers, the faster they tend to move.
