Craigslist Ad for Sellers, Who uses them and what do you use?

Hey Everyone,

I would like to start posting "free" ads on Craigslist just to see if I can get more leads. Has anyone been successful in using Craigslist for seller leads? If so what have you seen gets the best return or lead rate . . . Is it even worth investing the time?

Any direction is greatly appreciated!!

@Erick Harbert Using Craigslist was one of @Brandon Turner 20 actionable things that a newbie real estate investing can do to get started.  In fact, I created an add on craigslist just yesterday stating that I'm looking to purchase properties that needs work.  So far, I've received emails from a couple wholesalers who had properties under contract and a one FSBO.

I have used craigslist for leases and am always patrolling for investment property.The only thing I hate is that a lot of wholesalers advertise a property and claim that it just came under contract,would you like to be added to my list? i quickly delete these responses and forever ban the wholesaler from contacting me

it's a lot of bullshit on craigslist, bullshit wholesalers claiming to be on title, and not on title, and sellers claiming to be FSBOs or FRBOs and it's really properties represented by  agents.

What works for me is getting a list of tenant buyers on craigslist are offering a free rent to own home guide, how to find sellers and how to negotiate with sellers for rent to own homes, please don't ask for a copy :)

As a buyer, I have looked on Craigslist for properties for sale in a limited area of west suburban Chicago, but have found properties few and far between. That said Craigslist is great for other uses, and results may vary dependent on location.

I have posted in the real estate for sale category - "Buyer seeks rentals.  Homes or plexes." Differentiates a little from the hundreds of 'quick cash' buyer ads out there.

When I also said I had a triplex and 7-unit for sale, 90% of responses were asking about those from prospective buyers.   Tight market!  Maybe I should unload some??

I have met 2 new investors in my little area so far this year from my basic ad above.  Also wholesaled a 'further developable' 4-family I have no expertise in.  Cheers!

That makes sense. I just started to search "we buy houses" in craigslist and it is CRAZY how many people post on there.

We have used it often to get more market coverage when selling homes that we have rehabbed or are owner financing, but never really have used it on the buy side.
