How to locate absentee owners?

Question

Hello BP family. So i'm two weeks in to "taking action". I am able to locate the type of properties i would like to flip. I am running into an issue with how to locate absentee owners. I am able to get the parcel information online so i am able to find out my owners name. I just don't know where to begin to locate a number; e-mail address or something to contact them. Should i mail them a "yellow letter" using the address on the properties details? My brain is telling me this would be a dead end reach as they are not located at the property. I'm lost can someone help to point me in the right direction. Thank you

Hi @Latriece Powell.  Your county assessor's office should have the mailing address for the property owner, even if it's different from the property address.

I just looked online and found that your county has this site where you can go to look up a property by address or parcel ID number: http://meckcama.co.mecklenburg.nc.us/relookup/

I tried it on a few properties in your city and was able to get the property owner's name and mailing address for all of them.

@Claire Trammell  Thank you. i was introduced to yellow letters very early on and i think it's a awesome resource to use. I will be using both list sources and yellow letters for my direct mailing.

We use ListSource.com to find leads. I like it because we can specify certain criteria such as bedroom count, equity percentage, last sales date, etc. We are also able to search by absentee owners only.

Also, the lists include both the property address as well as the mailing address. That way, in your marketing piece, you can reference the address that you are interested in purchasing (property address) and mail it to the address the current l live (mailing address).

Also try contacting local title companies and ask if they provide a FARM list. You can specify certain perimeters such as single family, duplex, owner occupied/absentee, etc. and they will provide you with a list of owners, property addressess, and mailing addresses.

Yellow letters are an excellent way to go once you have a mailing address.

Thank you Dean. I have looked into yellow letters and post cards. I am leaning towards trying this marketing technique. I am within my first 30 days with Freedomsoft.com. They have allot of these things already built into the system. I am still on the training video's. I am very green right now. But one step at a time. That's what i keep telling myself. Thanks guys.

Depending on the appraisal district, they usually show the mailing address for the owner, so you want to key-in on the ones that have a different mailing address.

Also, there are services that mail postcards, yellow letters, etc., that have databases you can access. You can give them the parameters you want to search for (age of home, absentee owners, years of ownership, geographic area, floorplan, etc) and they'll do the rest. Personally, I have never used such a service, but they're on here. If you're interested in something like that I suggest you do some searches for 'postcards' and 'yellow letters.'
