I am looking to find run down properties in Houston that may require time and work. I also would prefer for sale by owner. What are some ways to go about doing so here in houston? Any suggestions on great title companies?
For sale by owner is what everyone prefers. It all depends on how much time and money you have to spend on finding/ marketing for deals directly from owners. Call some of your local real estate agents, wholesalers, and title companies who are doing a lot of business in the area, they might be able to point you in the right direction and connect you with the right people. You can use google to quickly figure out who the major players are.
Geographically NW Houston seems to be where the deals are most abundant.
The best way to find off market deals is to find a few wholesalers. I receive anywhere between 30-40 email a week with off market deals and maybe 1 or 2 a week that fits my criteria of what I'm looking for.
There is not a best area in Houston. It all depends on what you are looking for. I have friends who only flip in the heights because that's what he likes to do and one who only does manufactured homes. You need to find your niche and run with it.
On title companies it depends on how you plan on financing your deals. Some title companies don't work with Hardmoney lender's but work with private money lender's and vice versa.
