I’m having trouble finding my leads then when I do find them they never pick up or call back , any tips??

As @Meshael Eady recommends, writing letters to a list you purchase can be effective.
You might try working with a list broker to find a list that will work for your market. If Dayton has a lot of investors looking for property, the Absentee Owners are probably getting a lot of offers already, so you want to mix in some owner occupied.
2 good lists for motivated sellers are Seniors with Long-Time Ownership and Owners with Low Financial Stability Scores.

But let me just show you my leadnessness goodness!
So, I get leads on a per hour basis.
So let's put things into perspective.
You have Direct Mail Marketing right? OK you spend 12K and you get what? 10 leads mabe? ok fine...
So 10 lead will cost you $12K.
I get 20 - 40 leads ( well, fluctuates.. obviously) a week doing SEO. Meaning.. I get 20 - 40 leads... for free.
That equates to $48K worth of leads.... a week! But wait.. there is more...
A month... that would be a WHOPPING $192K worth of direct mail Marketing.. a month!
To make matters worse... these are your standard Direct Mail Marketing leads... i.e. lousy bad quality leads you need to convince to sell their house.. no no, these are high quality hot leads where THEY beg YOU to please buy their house!
So I will try to heop... BUT BEWARE.
With Google's help I have destroyed a LOT of sites that copied my content, design and even just the style, so I am warning you lazy pipsqueeks... do NOT copy my site. I will help you get your SEO in order if you just follow my direction.

I do not create my awesome website because I am just all freeeking amazing. although I AM very amazing... I let my leads design my website.
Here is what you do. When someone calls you... listen to them. What do they ask you? What did they have trouble with? What are their comments?
If they ask for how it works, your how it works page SUCKS!!
If they didn't even navigate through page, your friggin design or website simply SUCKS!
So based on what they ask me, I include that in my website, and constantly change and modify my site based on customer input and feedback. .

Before you know it your website takes shape and is automatically transformed into the perfect site for your market.
People will visit your website, stay on it, interact with it and before you know it Google will want to bump uglies with you!
HOW simple is that? Are you hiring n SEO company? Forget it! That stuff will work if no one else in your market is doing SEO on their own (Sorry all you money sucking SEO companies out there.. but I m not falling for your empty promises).
My competitors have no leads... does that mean there are no lead? Obviously not.. I get most of them.. MORE... way more I can handle myself!

So How do you get leads?
people I said it once, I said it 829573 times.
This is how.
1) Tell your people you look like me.
2) Tell them I know you... if you do not get visitors.. you will at least get dates!
3) get a website
4) Make (not so ) sweet) love to SEO

Ohh and if you find "leads" that do not call back or pick up..... they are simply not motivated. That is a stone cold lousy lead. Drop them like it is hot yo!

You know what I utterly hate here on biggerpockets?
Someone asks a genuine question and all the people with companies that deal with writing letters or managing campaigns will try to convince you to do DMM.... Simply because they make money off of you.
Honestly want leads?
This is what you do .
1) research DMM
2) research websites and seo
3) get a domain name and a website and work on credibility.
4) AFTER your site is good enough with a high credibility score only then send your dmm campaign out. The goal of your dmm campaign is to send people to your landing page... Period!!
5) after you start DMM work on seo and constantly work on it.
6) do not hire a company to do your seo or your dmm for you.
7) I have noticed pretty much no one knows how to do it right.
8) keep doing DMM yourself until your site ranks. Then either stop DMM or do both DMM and seo.
If your dmm method is ... sent a billion letters and 1% will stick trust me you are doing it wrong.
Think on your own. Don't follow the masses.
That's all there is to it.
You do not need anyone but your intelligence. You can do it on your own. And especially if you are starting out you should do it all yourself so you can learn!

I would go with @Jerryll Noorden mentioned.. Think long term not short term.. SEO can be great but will be costly and long term if you don't do it yourself. However benefits can be great for growth!

You need money!
Don't listen to any "guru" when they say you can wholesale with no money.
Gas money, money to print contracts, money to do marketing, money for....
You DO need money period. May not be a whole lot, but you need a significant amount.
But you can get somewhere with $1000 - $2000

You need to start with a website. May not seem intuitive to you, but take it from someone who has been in your shoes.

You can rank ANY website. Period.
The reason I chose carrot was not because they are magical . They simply make it easier to rank. They give you a good start. Their websites out of the bat have SEO 101 already included. This will absolutely not be enough. I deleted the entire content of the carrot site, did my own SEO methods development, tested it, and applied it, tested it again and continued doing it till I was happy with the results (and although I am happy.. in fact, more like shocked how well it is performing) I am still testing. It's what I do.
So if I would make a suggestion, go for the investor carrot site. Why emulate or copy them when you have access to them. They populate your blogs, their costumer service (well Jake, Mason and a few others are always really helpful).
Personally their SEO is stuff you see all over the web. Not much new there... but then again not many develop their own methods. So although their SEO is helpful to get started, to rank one in a competitive market you really need to go beyond their SEO 101 strategies they teach.
Look ... here is something any and every SEO guy should know.
If you still preach the same SEO techniques from last year, you are NOT an SEO guy. Back links for example. Everyone wants them fights for them and pays for them. Bank links ARE DEAD!!! There is something much more valuable out there.
I would not waste time with a developer. Get investor carrot, and I will give you a guide I wrote.
A step by step guide what to do to your investor carrot site so you will surpass all the other investor carrot sites and leave them all behind in the dust.
Don't think it is easy... you need to be ON IT though. But just answer this to yourself.
How bad do I want it?
Then see if you are willing to do the work!

See it this way. The only way to outrank everyone, is of you are more credible and apply better SEO than them. THis is truth, no way around it. Things may get frustrating especially when these bozos use black hat SEO. It is hard to go one on one with someone using black hat SEO but I have prevailed thus far.
SEO is really simply understanding what Google wants, and then finding out WHY Google wants this, and then develop your own ways to satisfy these Google requirements.
So once you understand that all Google wants is to provide surfers with amazing content that brings value to them... things become quite easy. Just please your costumers and google will reward you.
How do you know when you are pleasing your surfers?
When you see these kind of numbers coming from your website. When people love your site so will Google.

Another reason trying to build it yourself or going custom isn't a great idea is it'll actually cost you far more to do it yourself or go custom than w/ Carrot to build something comparable. This is why I keep telling everyone to go for investor carrot. I don't work for them. I have been a client for 3 years. I switched from Wix to them. I am a do it yourself guy and that's why I started with Wix. That was a big mistake and a waste of time.
I would not be with them after 3 years if I was not happy.
Like I said. All you do is follow their guides and steps to get it started. All free on their site! Then you have to dive into the advanced SEO if you are competing with tough competitors.
