Burnt out land lords  absentee or other wise.

hoarder houses  ( my go to big ticket deals of course I close on everything I buy)

Hidden historical lots.. we have a software system we are rolling out to make this very easy to find

we found two this month that will each have 100k plus profits.  don't chase what everyone else is chasing.
