Burnt out land lords  absentee or other wise.

hoarder houses  ( my go to big ticket deals of course I close on everything I buy)

Hidden historical lots.. we have a software system we are rolling out to make this very easy to find

we found two this month that will each have 100k plus profits.  don't chase what everyone else is chasing.

    2. probate - mail to those PR's that reside out of the state of FL (CA, WY, TX, GA, etc..)

    @Corey Crane - Tired landlords.  Catching them during or after a brutal eviction normally turns into a free owner financed house for me.

    If you are talking about real organic leads:

    1) I HATE agents. Nothing is wrong with my house but I do not want to list it with an agent and I am willing to accept a paycut not having to deal with these gaaaadamn sinking agents!

    2) Mom needs to move in with me. She is getting old

    We get these super motivated seller leads ALL-THE-TIME!!
