Best Landlording App??

Question

I know this question gets asked often, but I feel like technology is ever-changing and worth asking again every couple of years!

Which property management software do you like? Looking for 20ish unit usage.

I like the following features: low annual fee/ free (haha), automatic rent withdrawal/ schedule capability, low fees for tenants, tenant insurance options, background checks, tenant option to report to credit bureau, repair requests, etc.

25 SFHs, 1 LLC, 1 checking account, 1 spreadsheet, 1 insurance policy, 1 mobile phone, 1 laptop, MS office, 1 pickup truck, Zillow, apartments.com, probably 25 trusted trades / professionals on speed dial.  Generally, if tenant has a problem, they text me, I have them contact the trade, trade sends me the bill. I'm guessing I spend 5-10 hours a month self-managing.

I've been using TenantCloud for the past 2 years. Seems like their app is user-friendly enough for my tenants to use for maintenance requests, communication, rent payments, report creation, etc. I've received no complaints from them. I personally find it comprehensive an All-In-One solution...although the tenant option to report to credit bureau is not currently available. :-(

To be honest, there are so many options out there. Many have have free trials as Jasmine mentioned already. I tried a few but ultimately decided on TenantCloud.

I just started using Turbotenant and it's basically free to low costs for landlords and easy to use.

Zillow has a great way of collecting rent at no cost if the tenant links to their bank account.

There are lots of good options out there! What's your main priority in terms of features? Some are geared more toward tenant management for example, whereas others are extremely good on the rental accounting side.

Some of them have free trials too so you can take advantage of those as well.
