Eviction in Kansas what do I do next?

I gave my tenant a written thirty day notice and it was up today. I stopped by and she said she had a loan in the works to pay in full for the back rent and should get it next week.   I do not know what I should do from here on.  Do I give her the time next week to get it and pay me or do I proceed. And how do I proceed? I am in the state of kansas

Hire an attorney and make sure you develop a process and follow it each time.  Doing things differently for different tenants or at different times is when you open yourself up for fair housing issues and or delaying the eviction process.

Once your notice period is up, the next step is usually filing, that protects your timeline if the payment doesn't come through. Tenants often say funds are coming "next week" and sometimes they are but if not, you've lost more time.

A lot of owners will file and stay open to stopping the process if full payment actually comes in. If you give extra time, make it very clear — exact date, full amount, no partials.

I'd proceed with a three-day eviction notice.  That gets the ball rolling.  If she comes up with the money you can always terminate the eviction.  State of Kansas has plenty of free forms (Google: Kansas Judicial Council legal forms).Filing an Eviction | KS Judicial Council

If you don't know the eviction process and aren't motivated to Google it, then hire an attorney.

Comment: how likely do you think she is to get the loan vs is just giving you a story to stay longer?

I will say hire an attorney or an eviction specialist. What is the guarantee that she will pay you in full next week? Is she stalling using emotional tactics? You may need to start the eviction process now just in case!!!! Good luck
