Quick question for the landlords in this group — I'm doing some research and would love your honest answer. If you could only keep ONE thing that makes managing your rentals bearable, what would it be? And what is the one thing you wish someone would just hand you a solution for? If I have reliable people in my units, I sleep fine. What I wish I spent the most time on at the start was the front end: marketing the unit, sorting through flaky inquiries, wasting time on showings that went nowhere... it was basically a part-time job every vacancy cycle.

What changed it for me was building a simple pre-qualification funnel before anyone books a showing. Every enquiry hits a short form first — move-in date, monthly budget, a couple of basic questions about their situation. It takes them two minutes to fill out, and it tells me immediately whether there's a fit. If there's no fit, no one wastes anyone's time.

Only people who clear that gate get a showing link. By the time someone walks through the door, they're serious and we're already aligned on the basics. My vacancy-to-signed-lease time dropped significantly and I stopped dreading turnovers.
