What one system do you wish you had when you first started self-managing rentals?

If I have reliable people in my units, I sleep fine. What I wish I spent the most time on at the start was the front end: marketing the unit, sorting through flaky inquiries, wasting time on showings that went nowhere... it was basically a part-time job every vacancy cycle.
What changed it for me was building a simple pre-qualification funnel before anyone books a showing. Every enquiry hits a short form first — move-in date, monthly budget, a couple of basic questions about their situation. It takes them two minutes to fill out, and it tells me immediately whether there's a fit. If there's no fit, no one wastes anyone's time.
Only people who clear that gate get a showing link. By the time someone walks through the door, they're serious and we're already aligned on the basics. My vacancy-to-signed-lease time dropped significantly and I stopped dreading turnovers.
