Hello, My fiancé and I are about to wire down payment to invest for 3/2 SFR in Ocala, FL. It's a new construction building which will be finished building in Sep/Oct 2022. However, B2RDirect hasn't been provide any of pictures of real buildings yet. They only shared a master plan and pro foma with us. We were skeptical at first but then it is backed and recommended by senior counselor at NORADA company ( if anyone knows about Marco Santarelli). After I have read a bad review about this company on BiggerPockets forum, we are hesitant to move forward. We would like to hear from REI experts who have any experience with this company. Help, please~ We'd appreciate it. thanks.

Can you send the money to escrow instead of to the builder? Stories abound of people under contract (with numerous companies) to build homes and when they are about to close, the builder hits them with a huge price increase and it's take it or they sell to someone else for a lot more money. I live in Ocala and have never heard of this company, but that doesn't mean anything since I prefer to buy already built properties and rehab them. I like a known amount up front, not a constantly changing price tag.
According to Marion County Clerk of Court's site - they have 4 NOC's all with Elite Building, Inc. dated 6/22 or 6/23/2021 (and with what I assume are the buyers) and Elite is listed as the building contractor on all the NOC's. You may want to contact Elite directly and cut out the middleman.
Wagner is in this with his brother Werner. I know D32 and Werner took our money but Wagner can’t be absolved from fault here. When this all went south, he told me he was going to refund me for the money I spent on appraisals for my five properties. $1000 apiece worth 5000 in total. I asked him for the money and he went silent. D32 and Wagner’s Build to Rent are in the business of taking people’s money. Nothing I have invested in has been built and certainly nothing is renting. 2022 was such a long time ago. Florida attorney general should put both of them out of business.
I am shocked and disappointed by these baseless accusations. Throughout my career, I have consistently conducted business with integrity, transparency, and the utmost professionalism. The allegations of misappropriating funds without delivering results are entirely unfounded.
To set the record straight, I have never received any deposits from buyers. All deposits were made directly to the builder/seller's escrow account, with the seller as the beneficiary (please refer to your escrow letter).
I am committed to helping resolve this issue between the seller and buyer. My priority has always been to find mutually beneficial solutions, particularly in cases where sellers experience delays or delivery issues.
I welcome a thorough investigation into this matter, as I am confident it will clear my name and our company's reputation.

Hi Wagner - I'm still optimistic to get this situation resolved and hope you will continue to work on our behalf to get the deposits refunded. I see Century Communities has updated their site map with more lots they have bought from D32. See the site map URL. Highland Homes also purchased some from D32. Please give us updates on the current status.
Wagner - you have offered alternative on the 2 properties I had with you which i waited for 2 years and now it is almost another year and there has been no updates from your side or any help to expedite. I am into my 3rd year waiting on both properties with zero help, always you say you are available but what is the point when there is no concrete update or help to expedite knowing we trusted you going into these properties. And still you send flyers and advertisement to my email on your other properties :)
Just a caution if any of you are reading, i know a lot of other also in my same boat having paid the 20% and stuck with no updates and hoping some day, god knows when, we may get our properties all done. I will be honest when i do get any positive update or progress but as of now it is all quiet with nothing happening.

I am in the same situation. I entered into a contract for 3/2 build in Oklawaha, FL through Wagner Nolasco. There was never any progress in building the home. I had spoken to him multiple times until late 2023. There has not been any communication with him for over a year and our deposit is still stuck. Would like to connect with you and others in the same boat.

I cannot believe this thread is still active 3 years after trying to invest in Ocala with D32 and Wagner Nolasco and Bennah Oaks. To summarize the today state, the homes were never built. Wagner Nolasco tried to distance himself from the situation and D32 which is owned by his brother Werner Nolasco. He is no longer promoting this project and also has homes here according to him. Instead, the burden became that of builders D32 / Bennah Oaks LLC led by a gent named Frank Brigham. They built out the infrastructure of the land in 2023 but never collected their applied for permits to actually build homes. In 2024 they went to the market to sell the lots instead of building them and found Century Communities and Highland Homes who started buying them. They hired a law firm to help them cancel contracts with some of us "owners" in July 2024. these contracts stated they would give back the large deposits we made + interest. But this was not easy because the money was not in escrow - it WAS SPENT on Nathi Townhomes and other unfinished projects. So its been a struggle for any investor to get their money back but it is finally happening for some of us with the cancel contracts in place.
His name is Werner Macedo. Half brother to Wagner. Regardless he’s still fraudulent in his business dealings. I’m sure he’s facing several civil lawsuits right now but I think SEC/criminal investigations should be happening as well.
Does anyone have an update that tried to invest on the Nahti Townhomes? Went through with meditation with D32, judgment has passed and they still have not paid back our deposits for this project.. exhausted a lot of money into this and it’s starting to sound like everyone is at a dead end of no real answer to if they’ll ever see their deposits again?

Wow... We purchased 2 properties through B2RDirect/Wagner and had a smooth experience. Everything was delivered on time, and the returns were even better than expected. It’s a legit operation
We’ve been investing through Wagner for over a decade. If he says something will be delivered, it will. He’s helped our family build long-term wealth. Never had a single issue
How sketchy are these 2 positive posts for Wagner on the same day? Both say "Account Closed". Lol!! What a joke.
Maybe report it as “abuse”.
Also, I wonder if our attorneys can subpoena the two users with closed accounts. If it traces back to him or any of his family or friends, we can use that as additional evidence that he’s still fishing for the next naïve investors to scam.
Honestly, that response from Werner is such BS. He has always said that but you can never get a response from anyone. No emails, he doesn’t answer the phone. There is no timeline. Nothing. I feel the same as Ian. Just make me whole so I can move on. There can’t be any money left. Werner is a criminal.
I heard rumors that Werner sold everything to a some Brazilian real estate fund. Can anyone confirm this? And has anyone made any progress on recovering their deposits?
Does anyone have an update? Invested in the Palm Bay Nahti Townhomes in late 2021.Still do not have invested money back even with help from lawyer. I’m aware D32 sold to new group? Has anyone received their money back, or have any information? Are there any group chats about this matter? If you can’t publicly speak please private message me. Desperate for any information at this point.

I would be curious to hear of any updates as well on the Nathi Townhomes. It sounds like the city of Palm Bay was planning on demolishing the buildings a year ago. Does anyone know if that happened? Or has anyone received a refund? Thank you for any information you can provide.
Before wiring a deposit on an unseen new build, I’d want independent confirmation of the builder, title/escrow process, construction milestones, comparable completed sales or rentals, and the exact refund/default terms. A pro forma and a referral are not substitutes for property-level diligence, especially when the asset is still only a plan.
