I keep getting directed to this website from all over the place. There are tons of people marketing it. What are all of your thoughts on it? Anyone used their services? Do you think this is a viable technique?

Well said Tony! J. Lamar don't waste your time with skeptic's. Keep doing your biz with HSA. I know I am... and just like you, I challenge anyone to go bring me a short sale deal that I will fund with HSA money and flip/close on as well... If you don't believe the hype then lets play ball, I'll gladly pay you a finders fee... I love BP because theirs a lots of smart people on here, who are willing to help people out, but some of you are just out there to rain on a fellow investors parade. Good luck to all of you...

    Mr Inv and Jeffery,

One thing about sitting on a "high horse", is when you fall off it is a long way down and it HURTS.

    Pride comes before a fall.

Seriously Tony I have no clue where you get off telling us about pride all I did was ask for some details or proof on deals made from this program what did we get we get newbs come on here and get all defensive.

Your in the wrong place if you can't handle criticism or if you can't handle being called out on something such as a program.

We have every right to ask about this but instead of getting a straight answer we can nothing what does that say about the program or the person praising it.

When someone comes on this site and claims that so and so guru made him millions of dollars what are the people on here going to do?

Now I want Tony,Ed,J Lamar or anyone for crying out loud to answer that question.

If I can silence or I get the run around than guys you just proven my point again.

    Here is your first response:

( I have over and over and over and over told the many shills that have come onto this site promoting this program to provide the proof on what deals they've done using this but no one has stepped up and said anything.

So until I see proof J Lamar I still smell a pile of smelly BS with this program. )

You judged him very quickly that he was a shill with absoultely no proof , only your past experiences I quess, with others that have made claims that you might of disagreed with.

Maybe be more careful with your words and think before you post.

And maybe you need to read the post again I said the many shills that came to the site.

When they didn't pony up they became shills. And do you know what a shill is Tony? here is what Wikipedia says:

"Shill" can also be used pejoratively to describe a critic who appears either all-too-eager to heap glowing praise upon mediocre offerings"

Thanks for playing try again

    Mr. Investor,

How do you expect me to respond when someone tries to attack my character simply because I won't do things their way or because they disagree with part of what I do?

Disagreeing with me is one thing, but Calling me a shill/scammer was uncalled for, as you don't know what you're talking about or who I am.

You really need to go back and read what I wrote. It's clear that you skimmed through it and responded without even thoroughly grasping my point.

Also, I did answer your scenario question...

Did you miss it? I clearly started the sentence with..."So to answer your question..."

    Come on man...Really?

Furthermore, why do you fail to address and accept the fact that I have not come here to promote the program or convince anyone either way? I simply answered the question.

You asked me to provide proof your way...I said no!

I asked you to provide proof my way...you said no!

The burden of proof is not in my court because all I did was answer someone's question honestly based on my experiences with actually using the program.

Not from simply looking over the website/Business model and drawing up assumptions.

I didn't say that this program made me millions. I didn't even direct anyone to my site...Again, I just gave an answer.

And I wasn't even going to bring the following up...But it is just too Hilarious.

    Jeffrey,

Anything in Real Estate called a PROGRAM is a scam???

Are you serious? That is probably the funniest thing I've ever heard...

I actually just checked out Mr. Investor's site and he has what is called the "Money Partner Program" Are you saying that this is a Scam because it has to do with real estate and has the word "program" in it? How ignorant can you be? (Wait don't answer that)

The fact is that you two are trying to hammer the promoting side of this business more than the actual real estate funding side, which is the sole reason that most, if not all have joined.

Anybody who understands the concept of getting a deal funded by a third party would realize that it's a viable alternative to saving up capital or approaching a hard money lender with little to no experience. (By the way...a hard money lender would be the only one I'd feel the need to prove anything to... Why? Because most of them require it in order to qualify for their funding. So therefore I'd be providing proof and I would get a service in return...Posting a deal in this forum would give me nothing in return and only open the gates for people to then dispute my personal business transactions...Not happening)

So again, think what you want to think...You are right to leave the judgement calls to the smart people.

Oh and along with Tony...I dont feel people NEED a program in order to be successful in real estate. I've been succesful with real estate before this program even existed and I will continue to be successful in real estate, should it go away. With that said, the program does what it says on both the real estate/marketing side and only those who are involved with it & actually use it, will know that fact.

    -J. Lamar

ps. I can find my own deals just fine Mr. Investor. Understand that I was just putting it out there to prove to you in that manner. I understand why you didn't accept it. You didn't have time because your doing real estate stuff. Same here bro! To your Success!

Ok - it looks like this thread is getting a bit heated, so I'll chime in.

If you guys can't discuss this without the personal attacks, we'll close the thread.

The back and forth between several of you seems to be going in circles and appears to be a waste of time. Lets just leave it as it is and move on. Other members will certainly chime in on the thread, bringing new blood and life to the debate about this company, but until then, lets all agree that you're not going to agree here or get anywhere with this discussion.

To the "skeptics" - thank you for trying to protect others by seeking out more information.

To the "supporters" - thanks for your feedback.

    Sound good?

Thank you Josh, i think that is fair enough.
I read this entire thread (unfortunatley) in hopes it had some good information, but it only contained some back and forth bickering by several parties. How unfortunate for me and my time (and that of others)

That said, J Lamar - you stated in your 1st post you had no intention of any back and forth and yet you participated in it anyway. I am in no way ridiculing you for that, as you may have been goated in, but my advice is "forget about it!", there is nothing more you could say.
As for the others - I understand perfectly wanting to seek out information and proving or disproving a system, program, or person, however, if you want to know if this specific program or MLM or affiliate program or whatever it is, is a good or bad one, complete your own due diligence. You do not need to employ Lamar to do so for you. - Just a suggestion as I feel it would be more efficient of your own time.

Lets try and keep this more civil and productive rather than the 2 pages of back and forth.

    Understood Josh.

@ Will Barnard- Thanks for the advice and it is well taken. I apologize to you and anyone else that was not able to get the value you expected or wanted. It's definitely not my style to provide unproductive content. As you said, There is nothing more I can say and I too encourage others to do their own due diligence with anything.

Apologies to anyone I may have offended to include the individuals I went back and forth with.

    To your success,

    J. Lamar Ferren

    Happy Labor Day Gentlemen!

I do not have anything to do with John Alexander's current program, nor do I endorse or condemn it, just know a little about it. I actually learned his Inverse Purchase technique at a bootcamp about 5 or 6 years ago, well before he got into the MLM or infomercials. It was a unique way of basically wholesaling properties. I did a few deals myself, and I personally knew of several people who also did a few deals (some more than a few) with it. No, I am not going to provide proof; as I said, it really was just a unique slant on wholesailing using the market conditions at the time (i.e. easy financing). His current program includes transactional funding, which again is not unique, and there are several sources that don't require you pay a joiner fee and have terms that are as competitive. He use to offer note buying as a way of selling homes with owner financing, but I don't think that is the case anymore with the tight financial market. He has always offered a lot of educational content with his "Programs", and I know that he is still doing so. Some probably think it is a waiste of money, others obviously don't. I re-looked at his program last year to see if there was anything of interest to me for the fee he was charging, and I passed. I think where John has brought a lot of negativity on himself is when he got into MLM (or whatever you want to call it) and infomercials. Hard to take anyone seriously with that stigma. But as someone has already said on this thread, do your own due diligence. He does offer a lot of content, you'll just have to decide if it is worth the price.
