I have never used the term "insider cash". What do you mean?

It is a hard money lender.....Just seeing if anyone has used them.

I think he's talking about Insider's Cash, which shows up first in a google search. The fees for this organization are outrageous. 4%+ for transactional lending. 6%/month for 3 months or less, +$1500. For up to 2 years is a little better. $3K upfront, 1% per month, 50% LTV.

Find a private money lender. What kind of deal do you have?

I have one property in wilson and one in knightdale both rehabs. I have good credit and a good lender but I feel like I can't make this deal happen with a 25 30 day closing. I also can't get a line of credit big enough to make these deals and rehab with out burning alot of my cash up. So I'm looking for a private lender in the area that I can work with. I'm looking to do about 15-20 projects in the next 14 months. Some I plan to fund myself and others I will need private money.

Someone told me about that site I thought the rate were high also.

Are these properties you hold or flips?

I have a few buy-hold properties in Knightdale, although I don't expect to do much more investing there in the next 12 months or more. I don't flip, but would consider funding flips via my SDIRA. I'm not sure of your targets or price points, but feel free to send me an email with what neighborhoods and/or kind of property you are going after.

I have about 12 rentals myself and I have been in the construction and real eastate business for 10 years. I'm looking to just flip properties full time and close out my construction firm. I will add you on here and send you a copy of my business plan which has all of this info in it. I also have a whole bunch on good rentals that I will send you if you are interested in.

    Joshua,

I think I am the one that told you about insiderscash and another co. Their rates are high. As I said in my note to you, I didn't have any personal experience with them. I was just told about them along the line. Glad you got good feedback about their fees up front. Helps me to know never to bother with them either. Looks like you made a good contac though with Chris! I wish you much success!

    Sherry,

you were the one who told me about the insiders cash. Thanks, I have done some research on both companies.

Brookview is a broker who wants you to pay them 295 to find and investor.

Insider Cash is the one who actually loans the money and they roll all fee's into the loan like a bank would. high rates and not the best terms but seems to be a better company. If that is what you are looking for.
    Thanks for your help Sherry.

I was wondering if anyone else used Insider's Cash and if anyone has any insight as to why they are no longer lending?

You should ask the company and if that is why they are not lending. This topic is over 6 years old, BTW.

I used them in the past and now they are not lending.  Does anyone know of a similar lender.
