Hi there!
My husband and I are closing on the sale of a rental property in a VERY overpriced market. It is very difficult to cash flow on buy and hold here. And, as much as we would love to make real estate investing a full time job, we don’t have the capital to start that just yet!
So, we are looking into buying some rentals in markets that cash flow through Rent To Retirement. I spoke with Zack, who was AWESOME. But, now I am looking to hear from people who have invested through them. I just want to triple check that people are having a good experience.
Looks like we both live in very expensive markets, which doesn't leave us much choice but to invest out of state in better cash flow markets. I could purchase several investment properties that are all positive cash flow in the midwest for the same price I could purchase one rental property that won't even cash flow in NY! Hopefully if you are selling that means you have a lot of equity in your property!
I've invested with rent to retirement for a few years now, and own multiple properties in different states. I can sincerely say that Zack and their team go above and beyond to communicate promptly, advise on different strategies to invest, and offer quality TK properties. Rental real estate isn't perfect by any means, but when investing out of state you really need a team you can depend on, especially if issues arise! I've purchased several properties directly from Zack, and some through his partners in various markets, and overall I've been very happy with my experience. I plan to continue to invest with them to rapidly grow my passive income portfolio. Feel free to let me know if you have any specific questions.
Here are a couple other forum posts I've seen in the past from other investors that have also worked with them. Overall seems like a very positive experience for most. Good luck!

Question to R2R investors.. how are the rehabs on the homes you purchased? Do they address deferred maintenance (i.e. CapEx items like roof, HVAC, water heater and other key items like electrical, plumbing) and not simply cosmetic items? Is an itemized list of renovation items provided to you before you sign the purchase contract?
New builds have 10yr structural & mechanical warranty & one year comprehensive warranty depending on the build model you choose. All other rehabbed homes we require to have at least 8 to 10 years of remaining life on the cap ex items in addition to cosmetic repairs that are appropriate for the neighborhood class. I highly encourage you to consider new builds if you are a newer investor. A scope of work should be provided in addition to you having your 3rd party inspection & appraisal that the bank requires during due diligence. This would come after signing a contract to reserve a home. I also recommend checking out our FAQ page on our website that can easily answer all your questions in great detail along with setting up an initial call with one of our investment counselors so they can answer all your questions thoroughly. There are a ton of posts on here with investors outlining their experience. Here are a few more resources for you to look through. We look forward to connecting with you!

Thanks Zach. I'll definitely check out the FAQ and reach out to the IC.
At the same time, I wanted to hear directly from experienced R2R investors of their own experiences wrt to CapEx and other high cost items. What I am concerned about is deferred maintenance adversely affecting cash flow.
Absolutely. I encourage you to reach out to many of our current & seasoned investors to get their opinion. I noticed you were asking some of the same questions that many other people have already asked on other threads so I wanted to point you in the right direction of where to find the information. We have hundreds of reviews on BP, so you should absolutely find all the answers to your questions easily. We do get the same questions constantly, and do our best to thoroughly answer them in detail. I would also recommend you connect with our team to receive the most thorough & accurate answers to all your questions. We are here to help however we can.
I worked with Zach and his team and closed on a property in October 2020. My property was a rehab. My house had a very low price point. With regards to repairs, all major items (Capex) were repaired to make sure they had substantial lifespan. All minor maintenance items were addressed as well. I was provided a report, but I also chose to have my own third party inspection, and I always recommend for others to get a third party inspection as well. From October until today (so about 5 months), the numbers on the property are as expected. I made a post (see below) that has more details about the property.
Very nice to meet you. I've received your message, and have already replied back to set up a time to connect to discuss how we may be able to assist you in reaching your investing goals. We look forward to connecting with you whenever it's convenient for you!
Hi Dave. No, there is no requirement for that, and that is not factored into if you want to buy a rental property or not. We actually bought two different rentals out of state before buying our own home since we live in an expensive market where it was cheaper to rent.

@Gerald Legaspi - Rent to Retirement is a great company to work with and they have multiple strategies that will help you with getting started. If you are an experienced investor, they have multiple products that might help you scale as well. They are in 13 states and continue expanding their team to best assist their investors.
Their main product is their turnkey properties and the best part about it is the standards they have in place as far as renovations go before they sell it to their investor. I am pretty sure @Zach Lemaster and his team can provide more details on that but definitely recommend working with them.

I have worked with RTR. They are definitely one of the most transparent and educative people I have come across in the real estate world. Happy to connect with you if you have any questions/concerns.
