Hi can anyone recommend a good website that provides good RE market data and indicators?

I'm talking about showing population growth of a certain area, job growth, average salary, average age, history of average home price going back 10+ years. how much different areas have appreciated YTD. Is there a website that has all this info?

5. Crime Index - www.City-Data.com

6. Rent Growth - https://www.apartmentlist.com/research/national-rent-data

7. Cap Rate - Brokers / Appraisers / PMs in your market

8. Personal Preference - Do you want to spend time there?

    I always liked using https://worldpopulationreview.... to look at population growth, average salary, etc. On a site like redfin, zillow, etc. you could try looking at the last 6 months of sales if you're interested in a certain market.

    John burns real estate has a ton of data on this but it is also very expensive.

    Most of what you described (bolded above) is Demographic Data. For this, Datausa.io is great, see Los Angeles for example: https://datausa.io/profile/geo/los-angeles-ca Also, SocialExplorer is also an amazing tool for demographic data, you might need to pay for it though to get the metrics you really want.

    The last thing you mentioned, Average Home Price, is a Market Analysis metric. You would be interested in $/sf, average DOM or days-on-market, absorption, etc. all over time as well. These are hard-indicators compared to the demographics above, things that allow you to make decisions now, whereas demographics mostly come into play on large or long projects. For this, I built my app runcomps, click on my profile to pull up my post, it only has California data, but produces charts that I need to fill in my underwriting models quickly. Other providers are Zillow Snapshots of the market you want, or Redfin market reports, but they suffer from averagitis

    Zillow/Redfin.

    Or John Burns to more complicated story. 
    But to be honest, only Zillow/Redfin is the tool that you need and it's free.

    I also use data from axxombank to measure demands, demand is more leading indicator than lousy indicator like pop. growth.
    Pop growth is newbiee indicator LOL

    also when we say indicator we need to understand the context, the impact and the strength, is it laggard or early.

    All in all, what really matter is only supply and demand. So things like absortion rate is more important than, things like pop. growth and so on.

    Look to local building permits as well. All of that is public and you can look at the velocity of permits. Building permits are actually a good leading indicator of the economy in general if you're up for aggregating all of them

    Luckily, the Federal Reserve of St. Louis aggregates at the national level. Below are monthly charts showing permits authorized for SFR (thousands of units) from 2000 (first chart) and way back to 1960 (second chart.)
